Describe a challenging situation you faced while managing an estate or community scheme and how you handled it.
One issue I managed involved a dispute between two homeowners over barking dogs. I called both parties to hear their sides and then investigated the situation. I found that the dog owner was not properly caring for the dogs, which led to aggressive behavior and excessive barking. I issued a formal warning and set clear expectations for proper pet management. I also monitored the situation to ensure compliance and to restore a peaceful environment for both homeowners, and provided the complainant with Feedback
How do you ensure compliance with health and safety regulations in estate management?
By doing regular inspection, during round checks to identify risks and non compliant residents . By making sure contractors use proper equipments, keeping records of maintenance and incidents. Ensuring that fire hydrants and fire extinguishers are serviced, sewerage line get flushed atleast once Annually, staff has equipment and trained to use, signages are clear and visible, and also by making sure that jobs such as electrical faults, plumbing work, etc is undertaken by qualified personnels

I improved community culture by communicating clearly with residents. I sent out notices to remind them of the rules, and before giving warnings or fines, I would call them to discuss the issue first. This helped solve problems early, reduce conflict, and build better relationships within the community.

What motivates me about estate management is that every day is different. You can’t always plan your day because new challenges come up that need to be resolved. I enjoy dealing with different situations and working with people to solve problems. The variety and the responsibility of keeping everything running smoothly is what keeps me motivated.

Describe a challenging situation you faced while managing an estate or community scheme and how you handled it.
The Estate were in arrears at the municipal and the power was cut for a week. I stayed and worked on site so my safety got compromised due to tenants retaliation. And the best with I did was remain calm and call in a meeting with the tenants to calm the situation down. The solution was that they were going to address the situation calmly and not vandalise the building that they stay in.

The was a building I managed was experiencing break-ins and tenants were concerned with their safety- and after our meeting the solution was to create a voluntary roster of tenant patrols to assist security at night. One challenging situation involved a plumbing issue which affected multiple units residents where understandably frustrated due to water disruptions. I immediately coordinated with contractors to assess the problem and prioritize urgent repairs. At the same time, I kept all informed through regular updates to manage expectations. I also arranged a temporary solution to minimize inconvenience where possible. By acting quickly and communicating transparently and ensuring the contracts stayed on schedule we resolved the issue effectively Afterwards I implemented a preventive maintenance plan to reduce the risk of similar problems in the future.
